BUSI 481 Real Estate Investment Analysis

This course explores real estate valuation and investment transactions through the lens of capital budgeting techniques. This includes general cash flow considerations and pertinent tax implications associated with real estate investments.

Real estate has transitioned away from the focus of “location, location, location” to an emphasis on valuations. Although location is still a critical element in the heterogenous nature of real estate, understanding and incorporating other factors that will influence future cash flows are the focus of this course.

Discussions are collaborative learning experiences. Therefore, the student is required to provide a thread in response to the provided topic that must be at least 250 words, include at least two outside resources and integrate information drawn from experience and course-related information (books, articles, and presentations).  In addition to the thread, the student is required to reply to 2 other classmates’ threads. Each reply must be at least 150 words and integrate information drawn from experience and course-related information (books, articles, and presentations).

Biblical Integration Final Paper Assignment

Students will complete a final paper that will involve designing a LOI to incorporate many of the course concepts and establishing a biblical integration component within their research. Your final paper should be at least five pages, typed double spaced Times New Roman, 12-point font written in APA format covering all the components of an LOI listed above while incorporating biblical practices as noted in the Bible reference section.

Each quiz will cover the Learn material for the assigned modules. Each quiz will have a 60 minute time limit, multiple choice and true/false questions, and will consist of 10-questions.

  • Quiz: Real Estate Investment and Ownership will cover modules 1 — 2
  • Quiz: Real Estate Financing and Strategies will cover modules 5 — 6

Each question is worth 10 points. The quizzes are open-book and open-note. MS Excel and/or a financial calculator are also permissible. Once you begin the quiz, the 60 minute timer will start and you must submit your quiz before time expires or the system will automatically submit it for you.  Once submitted, you will not be able to re-enter the quiz.

Quiz: Midterm

The Quiz: Midterm will completed in Module 4: Week 4 as a multiple choice and true false quiz.  The midterm will cover the units listed below and you will have 2 hours to complete the 40 question quiz.

  • Midterm will cover the course text from Module 1: Week 1 – Module 4: Week 4

Each question is worth 3.75 points.  The quiz is open/book and open/note. MS Excel and a financial calculator are permissible. Once you begin the quiz, the 2 hour timer will start and you must submit your quiz before time expires or the system will automatically submit it for you.  Once submitted, you will not be able to re-enter the quiz.

Quiz: Comprehensive Final

The Quiz: Comprehensive Final will be completed in Module 8: Week 8. This quiz will contain 100 multiple-choice questions, and have a 3-hour time limit.

  • Comprehensive Final will cover all course text.

Each question is worth 2.5 points. The quiz is open/book and open/note. MS Excel and a financial calculator are permissible. Once you begin the quiz, the 180 minute timer will start and you must submit your quiz before time expires or the system will automatically submit it for you.  Once submitted, you will not be able to re-enter the quiz.
